Paige’s Music Headquarters (Fishers, IN) New Facility

Paige’s Music sought to relocate its headquarters from Indianapolis to Fishers, IN. The new facility measures approximately 51,200 SF and ~24′ Clearance Height. DAE provided mechanical (HVAC) Construction Design/Documents for the new headquarters. Building uses included: Office(s), Retail Space, a Repair Workshop and Warehouse; as well as a forklift Charging Station that required a special Emergency Exhaust system.  Provided services included calculating heating and cooling loads (based 72 degrees in the summer and 68 degrees in the winter; with a year-round relative humidity of 40-45%). This included single-zone packaged rooftop units (RTU’s), general exhaust fans, specific exhaust fans for areas such as Lacquering and Buffing as required by code, and equipment around overhead doors to limit the influence of infiltration.

Design-Aire Engineering was selected to locate underground water and gas lines, chilled water lines, natural gas, oxygen, steam, sewer lines, storm, sanitary and electrical lines.

 

DAE then created comprehensive and detailed drawings for use by the VA Medical Center.

Penn Place Apartments is located in Center Township on the eastside of Indianapolis, Indiana. The development provides quality affordable permanent supportive housing for qualified referrals from Midtown Community of Mental Health.

Penn Place has preserved and revitalized the former Metro Motor Motel located in downtown Indianapolis into a 38 unit, all 1-Bedroom/1-Bathroom, permanent supportive complex targeting the chronic homeless special-needs population.  In an effort to adapt to the current architectural conditions of the neighborhood, 30 of the 38 units are located on the first three floors with a fourth floor housing an additional eight units. The development site will offer multiple floor plans providing both Type A and Type B ADA units.

Facility Amenities: 24-hour onsite medical personnel from a mental health provider; weekly on-site health screenings.

Overlook at the Fairgrounds Apartments & Mix-Use (Indianapolis, IN)

Design-Aire Engineering performed MEP Design-work on a 4-story, 59-Unit Apartment Complex/Mix-Use Project that was funded with QAP Tax Credits. Housed in a what was formerly the Homer J. Wilson Chocolate Factory, the Overlook resides across the street from the Historic Indiana State Fairgrounds with the primary aim to reinvigorate the area.

In addition to (40) 1-bedroom units  (675 SF each) and (9) 2-bedroom units (950 SF each), there is 1,800 SF of rooftop green-space, a shared event space, onsite fitness facility, and a job-training center.

The 89,136 square foot building was Certified LEED GOLD by the U.S. Green Building Council.

$6 Million Construction Budget
New Construction of a 38,000 square foot school serving (400) students


DAE provided Mechanical, Electrical and Plumbing design for the new construction of a new 38,000 SF school serving grades 1-8.

After receiving a grant from the Indiana Department of Education, the school purchased (12) acres of undeveloped land with the intention of conslidating (2) separate schools into one, singular facility.

The academy will serve up to (400) students and had a $6 Million construction budget. The site was also designed to allow for potential future expansion.

Expand and Upgrade Building 42 – Phlebotomy Laboratory Addition

Marion VA Medical Center (Marion, IL)

9,329 SF        Construction Budget: $8.1M


The Expansion/Upgrade included new Phlebotomy Stations, Administration Offices, and Labs for Histology, Microbiology, Chemistry; as well as a Blood Bank.  In addition to serving the Marion VAMC, the new facilities are to serve all clinical VAMC sites within the region. This required new Administrative/Reception/Office Areas capable of accommodating that function. DAE’s President, Dave Haun, served as Project Manager, coordinating with the VA and project subcontractors. All design work followed ADA-Compliance and VA Standards of Barrier-Free Design.

The site also required a Service Road relocation, as well as Site-Parking Modifications. This allowed for the addition of 50 new parking spaces, and as a result, new lighting and storm/sanitary drainage for new parking. Parking areas met the specific requirements of the VA’s Barrier-Free Design Guide; as well as parking structure signage requirements set forth by the VA Signage Design Guide. The addition relocated an existing Service Tunnel (which was to remain operational), as well as the Electrical Feeder Duct-Bank and a Primary Voltage Transformer.

The project incorporated unfinished upper and lower interstitial space for Mechanical, Electrical and Plumbing systems. This was designed to structurally accommodate an eventual construction of a future, additional level. The Design-Team collaborated with the Illinois Historic Preservation Agency to incorporate design elements, allowing the new addition to visually flow and integrate into the historic campus.

Mechanical design included AHU Installation, Assessment and Mechanical Specifications. Upon assessment, the existing facility Chiller and Boiler was determined capable of accommodating the addition. The new HVAC equipment was connected to these systems and their capacity verified. The new building was then added to campus’ Chilled Water Loop system.

Renovation and Expansion of Operating Room/Emergency Department

This project consisted of two major components. First, it expanded the existing Emergency Department (ED) to a newly-constructed area in Building ‘1.’ Secondly, it expanded the Operating Room (OR) and procedure rooms to the second floor directly above. The existing DECON unit was relocated adjacent to the ED, doubling its size. The project was phased to avoid interruption to the facility’s operations. One of the Operating Rooms was fitted with fixed-imaging equipment that required structural floor load analysis. The OR expansion also included a procedure room designed to meet special requirements of Bariatric patients. This included lifts, furniture, equipment, and examination tables.

A new main entrance was designed to include a covered bay for patient drop off; a new reception/waiting area; ambulance bays/drive-thru; a new elevator; as well as parking space modifications. New staff areas included supply storage, break room/kitchenettes and staff locker rooms.

The new ED/DECON Units solve several issues experienced by the previous facility: 

1) improves flow-through of ambulance traffic.

2) Second, DECON can now feed patients toward the ED (where supplies/personnel can be concentrated);

3) Triage and Urgent Care can be provided in the ED instead of other improvised, crowded settings;

4) Air-handling systems with optimal air flow prevent the entry of contaminants;

5) Ample storage/changing/supply staging space is an improvement from prior facility conditions;

6) The redesign improves flow-through route for entry of supplies via new loading dock;

7) Design allows for future space with far greater utility to be built and used for training, ED surge capacity, and “isolated” patient reception for influx of infections patients.

Expand 10A Community Living Center

DAE led the Design Team on the addition to a Community Living Center (CLC). This required the renovation of adjoining areas, allowing the new space to flow seamlessly. The addition comprised of 15 Single-Occupancy Beds and Restrooms, allowing the decompression of previous Double-Occupancy units . This improves patient dignity, privacy, and comfort.

An outdoor recreation area adjoining the Indoor Recreation area Dining Areas includes several amenities that create a home-like environment for residents. This includes a garden, a dedicated outdoor restroom, as well as a picnic shed.  A laundry area, medication storage, and a new elevator were also included in the design. 29 additional surface parking spots were added to support visitor and employee needs, requiring extensive site work. DAE teamed with a third-party consultant to perform GIS Topographical Survey(s), as well as all other required geotechnical work.

When Industrial Hygiene/Abatement assessment was necessary, the DAE appointed a Certified Industrial Hygienist to verify that all Abatement Design incorporated VA requirements; as well as all federal, state, and local laws. All design was in accordance with any applicable VA Design Guides, including the Barrier-Free Design Guide; and met NFPA, ASHRAE/SMACNA standards for these types of systems. The project achieved an energy consumption level 30% below ASHRAE Standard 90.1-2004. s.

Net Zero Water Plumbing Upgrade

Net Zero Water Plumbing Upgrade

DAE designed water and waste water storage and distribution system for Purdue University home project in West Lafayette, Indiana.

PU wanted to install a net zero water plumbing system to eliminate potable water use via recovering rainwater and reusing waste water.

DAE design included an underground storage tanks to collect rainwater for potable water use (ex. drinking water) and grey water for non-potable water use (ex. toilets).  The plumbing design includes pumps and connecting piping to collect and distribute water and wastewater to various points in the home.

Whirlpool wants to use Purdue House to showcase “Net Zero” water homes with low water appliances and plumbing fixtures are viable on a mass scale.

Whirlpool requested DAE work with Purdue University students on architectural design and provide construction management during installation to ensure equipment and installation meets Whirlpool expectations and project does not exceed budget.

DAE certified Meyer Najem is eligible for a $75,571 EPACT tax deduction for the energy efficient interior lighting, HVAC and building envelope systems at their new 41,984 square foot facility.

Meyer Najem new headquarters uses light emitting diode (LED) light fixtures with occupancy sensors, roof-top units (12 EER) with variable air volume (VAV) boxes, 2″ wall and 3″ roof board insulation.

DAE provided an all documents (consultants letter of project overview, certification, Internal Revenue Service (IRS) documentation, building simulation and lighting specifications necessary for Meyer Najem to claim the EPACT tax deduction.

The EPACT tax deduction reduced Meyer Najem’s project cost and the energy efficiency improvements reduced their energy and maintenance costs.
